Siding in Toronto: Vinyl vs Aluminum vs HardiePlank

Siding is the part of a house nobody thinks about until a windstorm peels a corner back or a panel cracks and water gets behind it. In Toronto that moment usually arrives in March. Our winters do not stay frozen, they swing, and that is harder on cladding than steady cold.

Vinyl, aluminum, engineered wood, and HardiePlank fibre cement all work here. They just fail differently, cost differently, and ask different things of you over twenty-five years. Here is how they compare, based on what we see pulling old cladding off houses in East York and the surrounding neighbourhoods.

Why Toronto Weather Is Hard on Cladding

Most siding failures here are not siding failures. They are water and movement failures the siding got blamed for.

Toronto crosses zero degrees several dozen times a winter, sometimes twice in a day. Water gets into a hairline crack in the afternoon, freezes overnight, expands, and pries the opening wider. Then it thaws and does it again. No single cycle is dramatic. Two hundred are. Add three more local stresses:

  • Ice damming. When attic heat melts snow that refreezes at the eave, the backed-up water runs behind the fascia and into the wall. That is a roofing and ventilation problem, but the siding is where you see the stain.
  • Thermal movement. A dark panel on a west wall can hit 70 degrees in August and minus 20 in January. Every material moves across that swing, and the ones fastened wrong buckle.
  • UV exposure. Our summers fade pigment, chalk aluminum finishes, and make older vinyl brittle. South and west walls always age faster than the north wall on the same house.

The material matters less than whether it went on with the right clearances, fasteners, and drainage behind it.

Vinyl Siding

Vinyl is still the most common re-clad material in Toronto. It is the cheapest installed, never needs painting, and comes in a wide range of colours and profiles. Modern vinyl is well ahead of the thin, glossy stuff from the 1980s, and a quality panel in the .044 to .046 inch range holds its shape and colour well.

The catch is that vinyl moves. A 12 foot panel can expand and contract close to half an inch across a full Toronto temperature swing, which is why vinyl is hung rather than nailed tight. Nails go in the centre of the slot, driven to leave about a loonie’s thickness of play behind the head. Snug them down in July and the panels have nowhere to go in January, so you get waves or a panel that lets go in the first real wind.

Vinyl also gets brittle in deep cold, so a panel that takes a hockey puck in February is far more likely to crack than one hit in June. Insulated vinyl, with a foam backer bonded to the panel, costs more but is more rigid and adds a little effective R-value.

Aluminum Siding

Aluminum was the standard cladding on Toronto bungalows and semis from the 1960s through the early 1980s, so plenty of it is still out there in the east end. It does not burn, does not rot, does not get brittle in the cold, and stays dimensionally stable through freeze-thaw better than vinyl.

Its weaknesses are cosmetic. Aluminum dents, and a dent is permanent. The baked enamel finish chalks after fifteen or twenty years of sun, and it transmits sound, so heavy rain is audible inside.

The upside is that aluminum is repairable. If a few panels are damaged, matching the profile and replacing only those is often the right call, and it is a common request on our Toronto siding jobs. Chalked but sound aluminum is also a candidate for exterior painting instead of replacement. Washed, primed with a bonding primer, and topcoated with a quality acrylic, it holds up for a decade at a fraction of a re-clad.

Engineered Wood and Composite

Engineered wood products such as LP SmartSide sit between vinyl and fibre cement. They are wood strands bound with resin, treated with zinc borate for rot and insect resistance, then factory coated.

The appeal is the working properties. It is much lighter than fibre cement, cuts with ordinary carbide blades without silica dust, and takes a nail without pre-drilling. It gives a deep wood grain, comes in 16 foot lengths that cut down butt joints, and holds paint well if you want a bold colour.

The trade-off is that it is still wood at heart. Every cut end has to be sealed, every joint flashed, and the bottom edge kept clear of grade and roofs. Where it fails here, it is almost always at an unsealed cut or where snow piled against it for three months.

HardiePlank Fibre Cement

HardiePlank is a fibre cement board made of Portland cement, sand, and cellulose fibre. It is the most durable of the four here, and the one we usually suggest when a homeowner plans to stay in the house.

Fibre cement barely moves with temperature, so freeze-thaw does little to it. It does not burn, rodents ignore it, and it will not soften if a snowbank leans on it all winter. James Hardie makes a climate-specific product for our region and the board carries a 30 year warranty. It is also heavy enough not to ripple the way thin metal and vinyl can.

What you pay for that is cost and labour. It is heavy, a two-person material above the first storey, and it has to be cut with a dust-suppressing saw or shears because the silica dust is a real hazard. Fasteners must be stainless or hot-dipped galvanized, and the clearances (roughly 150 mm above grade, 50 mm above roofs and decks) are not suggestions. Skip them and the warranty goes too.

Stucco Repair

Plenty of Toronto houses are stuccoed, either traditional three-coat over lath or a newer acrylic system over foam. Stucco is usually a repair decision, not a replacement.

Cracking comes in two flavours. Hairline map cracking across a field is cosmetic and gets a flexible coating. Cracks running diagonally off a window corner, or wide enough to catch a fingernail, are movement cracks and need to be cut out, patched, and texture-matched. In freeze-thaw country, an open stucco crack is a funnel.

A soft, hollow-sounding area near grade or under a leaking sill is water damage behind the stucco. Patching the surface without fixing the source hides it for a season.

Treat any cost figure you read online as a rough guide. Published Ontario ranges for 2026 run from roughly $8 to $16 per square foot installed for vinyl and about $14 to $25 for fibre cement, with aluminum and engineered wood in between. Those are estimates, not quotes. What moves the price on a real house is storeys, lot access for scaffolding, window and corner count, and what we find under the old cladding.

Signs Your Siding Needs Replacing

  • Panels that rattle or move when you push on them. Fasteners have let go, or the sheathing is soft.
  • Cracks, splits, or holes. On vinyl these show up on the north side in late winter and on the sunny side after years of UV.
  • Soft spots. Press firmly around windows and near grade. If the wall gives, water has been in there a while.
  • Interior clues. Peeling paint or a stain on an inside wall with no plumbing above it means water came from outside.
  • Rising heating bills with no other explanation. Damp insulation performs poorly, and a wet wall cavity shows up on the bill.

One cracked panel or a loose piece of trim is a repair, not a replacement, and often a quick handyman visit. Widespread soft sheathing is a different conversation.

What a Re-Clad Job Actually Involves

Homeowners picture siding replacement as swapping the visible layer. That layer is maybe forty percent of the work. The rest decides whether the wall lasts.

Tear-off and sheathing repair. Old cladding comes off down to the sheathing, the only time anyone will see that wall. Rotten or delaminated sheathing gets cut out and replaced. On older houses this shows up below windows, at the bottom plate, and wherever a deck ledger went on without flashing.

House wrap. A weather-resistive barrier goes on next, lapped shingle-style so gravity carries water down and out rather than into a seam. Getting the lap direction backwards is one of the most common defects behind failed cladding.

Flashing. This is where jobs are won or lost. Head flashing above every window and door with the ends turned up, sill pans in the openings, kick-out flashing where a roof edge meets a wall, and detailing at every penetration. A wall with good flashing and ordinary siding outlasts one with expensive siding and no flashing.

Rainscreen where appropriate. Furring strips create a drainage and drying gap behind the cladding. Not needed on every job, but on an exposed wall it is money well spent here.

Cladding and finishing. Starter strip level, corners plumb, correct fasteners and spacing, clearances respected, then soffit, fascia, trim, and caulking at the right joints (and deliberately not the ones that need to drain).

A re-clad is also the cheapest time to replace windows and doors, since the openings are already exposed.

So Which One Should You Choose?

Selling within five years? Quality vinyl gives the most visible improvement per dollar. Aluminum dented in three places but otherwise sound? Repair and repaint before you tear it off.
