The Beaches is one of Toronto’s most distinctive neighbourhoods – a mix of detached homes in a remarkable range of styles, from Victorian and Edwardian to Arts and Crafts to postwar bungalows, all within walking distance of Lake Ontario. The homes here are as varied as the people who live in them, and we’ve worked in enough of them to know that each one comes with its own character and its own quirks.
Our East York office on Woodbine Ave is minutes from The Beaches. We’ve been working in this neighbourhood since 2010 – on decks, fences, roofing, full renovations, and the kind of problem-solving that older homes in a lakeside neighbourhood specifically require.
The proximity to Lake Ontario is one of the things that makes The Beaches such a desirable place to live – and one of the things that makes home maintenance more demanding. The moisture, the salt air in summer, the freeze-thaw cycles on exposed wood structures – decks, fences, porches, and exterior wood in general take a harder beating here than in most other Toronto neighbourhoods.
We also see a lot of varied construction here. A Victorian on one lot, a 1940s bungalow next door, a newer infill build on the other side. Each one has different materials, different framing, and different things to watch for. We assess before we assume.
We’ve been working with one Beaches homeowner for years – the kind of ongoing relationship where we handle everything from small repairs to significant projects. When termites got into his front porch, the damage was extensive. The wood framing and decking had been badly compromised and the whole structure needed to come out.
The rebuild was designed specifically to make sure it couldn’t happen again. We set the new frame on 12-inch concrete footings – putting a solid barrier between the wood structure and the ground where termites travel. The decking was replaced entirely with Trex composite – a material that looks like wood, feels like wood underfoot, and gives termites nothing to eat. The railing was replaced with aluminum. The two front support posts, which had been the most heavily affected, were replaced with structural steel and finished with PVC capping so they match the aesthetic of the porch perfectly.
The result is a porch that looks exactly like it should for a Beaches home – and will never have a termite problem again.
Outdoor structures are some of our most common work in The Beaches. The neighbourhood’s lifestyle – close to the boardwalk, active, outdoor-focused – means decks and front porches get used hard and need to be built to last. We build new decks, rebuild deteriorating ones, replace individual boards that have failed, and refinish and stain wood that’s still sound. For fences, we repair, replace, and build from scratch. If your outdoor structure is showing its age, we’ll tell you honestly whether it needs repair or replacement – and we’ll do the work to last.
Decks over 24 inches in height require a building permit from the City of Toronto. We handle the permit application as part of the project.
We do a significant volume of roofing in The Beaches and across the east end – full roof replacements, repairs, and the smaller jobs that most roofing companies won’t book, like shed roofs and detached garage roofs. If it leaks or needs replacing, we handle it.
