Spring and fall at every door. We test the smoke and carbon monoxide alarms and fit fresh batteries, change the furnace filter, open or drain the outdoor tap for the season, test the sump pump, clear the eavestroughs, check weather seals, and touch up caulking. You get a written report with photos for each door. We bring up to $30 of those consumables per door a visit.
When a visit turns something up, or a tenant calls, you are at the front of the queue. You also get a preferred rate on any other work, for as long as the plan is active.
Each door gets its own maintenance log, work records and photos, rolled into one portfolio report. Useful at turnover, at renewal, at an insurance claim, and on the day you sell.

Five doors works out at $175 a month. Ten doors, $350. Twenty doors, $700. All plus HST.

Every door gets its own file: the checklist and photos from each visit, every invoice with the scope of work and materials used, product warranties, and a one-page summary each year.
That file earns its keep four times over.
One self-contained unit. A duplex is two doors, a triplex is three. Common areas in a small building are covered as part of the property rather than as a separate door.
The plan starts at five. Below that, the homeowner plans usually work out better per property, or we can quote you a schedule of visits directly.
Yes, if you want us to. We book the visit with the tenant, turn up when we said we would, and report back to you. You stay the only person who approves work and pays for it.
We are not an emergency service, and we will not pretend otherwise. What the plan does is cut the number of emergencies by finding things early, and put you at the front of the queue when something does need doing.
Yes, per property, as an add-on. It is worth doing on an older building or one you have just bought, and the report goes straight into that property’s record.
