Leslieville has changed dramatically over the past two decades – from a quiet postwar neighbourhood to one of Toronto’s most active and sought-after communities. The housing stock hasn’t changed quite as fast as the neighbourhood around it. Most Leslieville homes are postwar semis, built quickly and practically in the late 1940s and 1950s, and many of them have the same issues that come with that era of construction: limited ventilation, basic plumbing, and the legacy of previous owners who made improvements that weren’t always done correctly.
We work in Leslieville regularly from our East York office on Woodbine Ave. We know these homes, we know what they typically need, and we know how to fix the things that previous contractors – or previous flips – left behind.
Here’s something that surprises many Leslieville homeowners when they find out: a large number of homes in this neighbourhood have bathroom fans that either don’t exist, or – if they do exist – vent directly into the attic rather than outside. In both cases, the result is the same: moisture has nowhere to go. Over time, that moisture builds up in the attic, leads to mould, and causes structural damage that starts invisible and ends expensive.
We add bathroom ventilation to existing bathrooms regularly – running new ductwork through the attic or wall and exiting through the roof or the side of the house. We handle the fan installation, the ducting, and the electrical. It’s often a one-day job that solves a problem the home has had for decades.
A Leslieville client bought a home that had been flipped before he purchased it. The flip had been done quickly and, in one respect, badly: the dryer vent didn’t exit the house at all. It terminated behind the drywall in the basement wall, pumping hot, moist air directly into the wall cavity. By the time he called us, there was moisture damage to deal with as well as the vent itself to sort out.

The vent needed to run to the front of the house – but the front was covered by a porch, with no obvious way to get the duct through and out. We created access to the underside of the porch from the side, ran the new duct through, and rather than leaving an awkward access hole, we built a proper door into the side of the porch – functional, finished, and completely intentional-looking. First we repaired the moisture-damaged drywall in the basement, then we completed the new duct run, then we finished the porch access with a proper door.
One call. One contractor. Everything fixed correctly.
If your bathroom has no fan, or your fan vents into the attic, or your dryer exhausts somewhere it shouldn’t – we fix it. We route ventilation properly, through the roof or the exterior wall, and handle the fan, duct, and electrical as a complete job. For older Leslieville homes, this is one of the most impactful improvements you can make for the long-term health of the structure.
For guidance on building code requirements for bathroom ventilation in Ontario, the Ontario Building Code is the governing standard – we ensure all ventilation work meets or exceeds OBC requirements.
Postwar semis in Leslieville often have small, original bathrooms that haven’t been updated since they were built. We do full bathroom renovations – gut, tile, plumbing, fixtures, and all – with a fixed price, a dedicated project manager, and the toilet reinstalled at the end of every workday if it’s your only bathroom. See our bathroom renovation page for the full process.
Moisture damage, flip-reno shortcuts, and walls that were opened for electrical or plumbing and never properly closed – Leslieville homes have all of these. Our drywalling team takes repair work to a paint-ready finish, not just a rough patch.
We do a significant volume of deck, fence, and roofing work across the east end. Leslieville’s semis typically have smaller rear yards but clients make the most of them – a well-built deck or a proper fence makes a real difference to how usable the outdoor space is.
Kitchen renovations, basement finishing, flooring, painting – we handle the full scope. And for smaller jobs, our handyman services team is available without the overhead of a full renovation quote.
