Composite decking is made from a combination of wood fibre and recycled plastic, typically with a protective polymer cap on the surface. The most recognized brand is Trex; there are several others. The core doesn’t absorb water, doesn’t rot, doesn’t support mould growth, and doesn’t provide anything for insects to eat. The cap protects against UV fading and surface staining.

It is not maintenance-free – it should be cleaned periodically, and the fasteners and frame beneath it are still subject to normal wear. But it doesn’t need staining, sealing, sanding, or refinishing. Ever.

Pressure treated makes the most sense for homeowners with a tighter budget who are willing to do (or pay for) maintenance, those who may not be in the home for 20+ years, or those whose primary goal is a functional deck at the lowest possible upfront cost.

I know, it’s still July. Who wants to even think about winter right now? The thing is, taking steps today, when it is nice out and things can cure, could save you a lot of headache later.

Toronto doesn’t get the coldest winters in Canada – but it gets some of the most damaging ones for homes. The reason is the freeze-thaw cycle: temperatures that cross the 0°C threshold repeatedly over a single winter, sometimes multiple times in a single week. Water expands when it freezes, contracts when it thaws, and every cycle works on every crack, gap, and joint in your home’s exterior.

Here’s what it actually does, and what you can do about it.

Ice Dams

Ice dams form when heat escaping through the roof melts snow, which flows down to the cold eaves and refreezes. As ice builds up at the eave, subsequent meltwater has nowhere to go and backs up under the shingles. The result is water entering the attic and eventually appearing as ceiling stains or damaged insulation.

The solution is attic insulation and ventilation – keeping the roof surface uniformly cold so snow doesn’t melt selectively. Step 1: Design and Quote

Before a permit can be applied for, you need a design – dimensions, materials, railing type, stair configuration, and height above grade. This is where you figure out what you actually want and what it costs.

The height above grade matters for the permit: decks with any surface more than 24 inches above grade require a building permit in Toronto. Decks below this threshold may not, depending on configuration – ask at the quote stage.

Step 2: Survey

A building permit application for a deck requires a survey of your property showing the location of the house, the property lines, and the proposed deck location. If you have a recent survey from when you bought the home, it can often be used. If not, a new survey is required – this takes 2 to 4 weeks and costs $800 to $1,500.

Step 6: Inspection

Step 7: Finishing

For pressure treated decks, staining and sealing should wait until the lumber has dried out – typically 6 months to a year after installation. Pressure treated lumber comes from the yard saturated with preservative and moisture; paint and stain won’t penetrate properly until it dries. We advise on timing.

The Realistic Timeline

From the decision to start to the first summer on a finished deck:

  • Survey (if needed): 2–4 weeks
  • Arborist report (if needed): 2–3 weeks
  • Permit application and approval: 4–8 weeks

Flat roofs are extremely common in Toronto – on the back additions of older homes, on rowhouses and semi-detached houses throughout the east end, on garages, and increasingly on new construction where flat roof design is deliberately chosen. They’re also widely misunderstood.

Here’s what you actually need to know if you have one.

Why Toronto Has So Many Flat Roofs

The typical pattern: a Victorian or Edwardian semi-detached home has a pitched roof on the main structure, and a one or two-storey addition at the rear with a flat roof. The addition was built decades after the original house, often without a permit, using whatever was inexpensive and available. These flat roofs have been variously reroofed, patched, and left alone over the decades – and their condition varies enormously.

Flat Roof Materials

Modified Bitumen (Most Common)

Modified bitumen is a torch-applied membrane – essentially a sophisticated version of traditional tar and gravel roofing. It’s the most common flat roofing material we install in Toronto. A properly applied modified bitumen roof lasts 15 to 25 years and performs well in Toronto’s freeze-thaw climate. The key word is ‘properly applied’ – it requires experienced installation.

TPO (Thermoplastic Polyolefin)

TPO is a single-ply membrane that has become increasingly common, particularly on larger flat roof areas. It’s white or light-coloured, which reflects heat and reduces cooling loads. It’s heat-welded at the seams rather than torched. TPO is durable and has a good performance record in Toronto.

EPDM (Rubber Membrane)

EPDM is a single-ply rubber membrane, typically black, that is glued or mechanically fastened and has the seams taped. It’s cost-effective and performs well, but the taped seams are a potential failure point over time.

Built-Up Roofing (BUR / Tar and Gravel)

Traditional tar and gravel roofing is still present on many older Toronto homes. It’s heavy, has a long track record, and when it fails it tends to fail slowly (showing up as blistering and cracking) rather than suddenly. It’s generally replaced with modified bitumen or TPO when it reaches the end of its life.

The Drainage Problem

Ponding water is one of the first things we look at when assessing a flat roof. Sometimes the solution is improving the drainage outlet; sometimes it requires adding tapered insulation to improve the slope.

Maintenance

Flat roofs need more active maintenance than pitched roofs. Drain outlets should be cleared of debris every spring and fall. The membrane should be inspected annually for blistering, cracking, and areas where the membrane has lifted at seams or edges. Flashing at parapet walls, vents, and where the flat roof meets the main structure should be checked regularly – this is the most common failure point.

Repair vs. Replacement

Flat roofs can often be repaired if the damage is localized – a failed seam, a small blister, a cracked flashing. The decision to replace comes when the membrane is near the end of its service life, when ponding water has been present long enough to degrade the material systemically, or when multiple repairs have been made and the membrane is becoming unreliable.

A flat roof that is repeatedly patched without addressing the underlying issues is a roof that will eventually fail badly. If you’re on your third patch in five years, a replacement assessment is warranted.

One of the most common questions we get – and one of the most honest ones – is: should I fix this or replace it? The answer is almost never as simple as the question, but there’s a framework that makes it easier to think through.

The Three-Part Test

1. What is the remaining useful life of the existing item?

If a roof has 3 to 5 years left in it, repairing a single damaged section keeps you going but doesn’t change the overall trajectory. You’ll be replacing it soon regardless. If the same roof has 10 to 15 years left, a repair is a legitimate long-term solution.

2. What is the cost ratio of repair to replacement?

If a repair costs more than 50 to 60 percent of replacement, the economics of replacing are usually better – especially when the replacement comes with a fresh service life and a warranty. If a repair is 10 to 20 percent of replacement cost and extends the life meaningfully, repair wins.

3. Is the problem isolated or systemic?

A single failed window in a house where all other windows are performing well is a repair situation. The same window failing in a house where three others are also showing seal failure is a systemic situation – repairing one doesn’t solve the underlying trajectory.

Roofing

Repair if: Storm damage is isolated, the rest of the roof has 7+ years of life, and the decking beneath is sound. Replace if: Shingles are curling across multiple sections, granule loss is significant, or there have been multiple leaks in different locations.

Doors

Repair if: The door itself is sound but the frame has rot at the bottom – this is extremely common in East York and is often a frame repair and aluminum capping job, not a door replacement. Replace if: The door is warped, has failed weatherstripping that can’t be replaced, or is a significant source of air infiltration.

Fences

Repair if: One or two posts have failed, a panel has been damaged, or the fence needs re-securing. Replace if: More than a third of the posts have failed, the wood is severely weathered throughout, or the fence has shifted significantly out of alignment.

The Honest Caveat

Contractors have an obvious incentive to recommend replacement over repair – the revenue is higher. We try hard to go the other way. We’d rather tell you to repair something today and have you call us for the replacement in five years than oversell you on a replacement you don’t need yet.

Painted Brick in Toronto: Everything You Need to Know Before You Do It

Painted brick is having a moment in Toronto – and for good reason. The transformation from tired yellow or red brick to a clean white or dark painted exterior is dramatic, and it can be done without touching the structure of the home at all. But painted brick is also permanent in a way that most exterior finishes aren’t, and doing it wrong creates problems that are genuinely difficult to undo.

Here’s what we tell every client who asks about it.

Can You Paint Brick?

Yes. Brick is a porous masonry surface that accepts paint well – provided the right preparation is done and the right products are used. The myth that painted brick always peels is almost entirely a preparation failure story, not a material failure story.

The Preparation Is Everything

Before any paint goes on, the brick has to be:

  • Power washed thoroughly – brick that has decades of grime, biological growth, and efflorescence on it will not bond paint properly
  • Inspected for spalling, damaged mortar joints, and cracks – these need to be repaired before painting, not after
  • Allowed to dry completely – wet brick will cause paint to fail; after power washing, wait at minimum 24 to 48 hours in dry weather
  • Primed with a masonry primer – standard primers don’t bond to brick the way masonry-specific primers do

The primer step is where most DIY painted brick jobs fail. A proper masonry primer penetrates the porous surface of the brick and creates a bond layer for the topcoat. Without it, the paint sits on the surface and eventually peels.

The Right Paint

You need breathable masonry paint – specifically formulated to allow moisture vapour to pass through the paint film rather than trapping it behind the surface. Brick is naturally breathable; if you seal it with a non-breathable paint, the moisture that normally passes through the wall gets trapped and the paint delaminates from the inside.

We use Sherwin Williams exterior masonry lines for brick painting. The cost difference per litre over a budget product is small; the performance difference over five Toronto winters is not.

Is Painted Brick Permanent?

Effectively, yes. Paint penetrates the porous surface of brick and is extremely difficult to remove completely without damaging the brick itself. Chemical strippers and sandblasting can be used, but both carry risks – chemical damage to the mortar, surface erosion – and the result is rarely the clean unpainted brick you started with.

This is why preparation and product selection matter so much. You’re making a long-term decision.

How Long Does It Last?

Properly painted brick with the right products and preparation typically looks good for 15 to 20 years in Toronto’s climate. The main variable is exposure – a south-facing wall in full sun will fade faster than a north-facing wall. Budget for repainting every 10 to 15 years on sun-exposed faces.

Colour Considerations

The most popular choices in Toronto right now are white (or off-white) with black or dark trim, charcoal grey, and dark green. All of these work well on brick. A few things to consider:

  • Dark colours absorb significantly more heat – this matters for south and west-facing walls
  • White shows dirt more quickly and may need cleaning between repaint cycles
  • Whatever colour you choose, test it on a small section and look at it in different light conditions before committing to the full house

What About Heritage Designations?

If your home is in a Heritage Conservation District – parts of Cabbagetown, Rosedale, and some areas of the Beaches have these designations – painting the exterior brick may require approval from the City of Toronto’s Heritage Preservation Services. Check with the City before starting the project.

The 5 Things Toronto Homeowners Should Inspect Every Spring

Spring in Toronto is short. The window between the last hard frost and the first real heat of summer is only a few weeks long – and it’s the best time of year to walk your property and look for what winter left behind. Here’s what we check every spring, and what to look for.

1. The Roof

You don’t need to get on the roof – you need binoculars and a willingness to look. Walk around the perimeter and look for shingles that are curling at the edges, cracked, missing, or have lost significant granule coverage. Check the ridge line for sagging. Look at the flashing around chimneys, vents, and skylights – lifted or cracked flashing is one of the most common sources of leaks. If you had ice dams this winter and noticed water staining on your ceiling, the roof is where to start.

2. Eavestroughs and Downspouts

Walk the perimeter after a rain and watch where the water goes. Eavestroughs that are pulling away from the fascia, sagging in the middle, or overflowing during a moderate rain are telling you something. Check downspouts for blockages and make sure they’re directing water away from the foundation – at least six feet out. If the downspout is dumping at the foundation wall, you’re watering your basement.

Look at the fascia board behind the eavestroughs too. If the paint is peeling or the wood feels soft when you press it, water has been getting behind the eavestrough and the fascia needs attention.

3. The Foundation Perimeter

After the snow melts, walk the foundation and look for new cracks, efflorescence (the white chalky residue that indicates water is moving through concrete), and areas where the soil has settled away from the wall. On that note, CMHC has some great information on moisture (and mould) that is worth read if you are concerned. Check window wells if you have them – leaves and debris accumulate over winter and can hold water against the foundation.

In East York and North York, many homes have parging on the foundation walls – a thin cement coating that seals the block. Parging that has cracked, spalled, or detached over winter should be repaired before next fall.

4. Windows and Doors

Run your hand around the interior perimeter of every exterior window and door frame and feel for drafts. Check the caulking on the exterior – caulk that has cracked, shrunk, or pulled away from the frame over winter is letting water and air in. Look at the bottom of exterior door frames and window frames for soft wood, which indicates moisture has been working at the frame over time.

Check that every window opens and closes properly after the freeze-thaw cycle. Stuck windows are sometimes a sign of frame movement; sometimes they just need the track cleaned and lubricated.

5. Exterior Paint and Siding

Walk the full exterior and look for paint that is peeling, bubbling, or cracking – these are signs that moisture got behind the paint film over winter. On wood siding, look for boards that have split, cupped, or show dark staining along the bottom edge. On brick homes, look for spalling (where the face of the brick is flaking off) and cracked mortar joints.

On stucco homes, look for new hairline cracks along corners and around window and door openings – these are common after a hard winter and should be sealed before they widen.

The Rule We Live By

A problem caught in spring is almost always a maintenance job. The same problem ignored until fall is often a repair. And ignored another season after that, it’s frequently a renovation. The cost curve on deferred home maintenance is steep, and it’s almost entirely avoidable.
