A newer market, and the exception on this list

Vaughan is the youngest large housing market on this list, which makes it the exception among our GTA territories. Everywhere else, the pitch is ageing housing. In Vaughan, the pitch is something else entirely.

The 2021 Census counted 323,103 residents in 103,914 occupied dwellings out of 107,159 total private dwellings, up 5.5 percent from 2016. 64,995 of those homes, 64 percent of the stock, are single-detached houses. That is one of the highest detached shares of any large municipality in the region, and at 85.9 percent owner-occupied it is also the most owner-heavy market we sell.

Newer detached housing does not generate much emergency repair work. What it generates is discretionary improvement: finished basements, secondary suites, home offices, decks and pergolas, landscape structures, garage organisation, home theatre and network wiring, and upgraded kitchens and bathrooms in houses whose builder-grade originals were never very good in the first place. The job sizes are large, the timelines are planned rather than urgent, and the customers are choosing to spend rather than being forced to.

At the same time, Vaughan is densifying fast. Apartments in buildings of five or more storeys grew 40 percent between 2016 and 2021, from 9,805 to 13,750 dwellings, most of it concentrated in the Vaughan Metropolitan Centre. New condominium owners are a reliable source of interior finishing and deficiency work.

What a protected territory looks like here

A Vaughan boundary follows the communities rather than the municipal outline. Woodbridge, Maple, Concord, Thornhill and Kleinburg are genuinely different places with different housing ages and different customers, and Vaughan Metropolitan Centre behaves like a downtown condominium market rather than a suburb.

The practical consequence for a franchisee is that the sales cycle here is longer and the average job is bigger. In Toronto or Etobicoke a customer calls because something has failed. In Vaughan a customer calls because they have decided to finish the basement, and they will get two or three quotes and take a few weeks over it. Franchisees who win here quote clearly, present well and follow up properly.

The secondary suite category deserves particular attention. Large newer detached homes on full basements are the easiest stock in the region to convert, and the scope is repeatable enough to systematise: egress, fire separation, bathroom, kitchenette, separate entrance.

Who this territory suits

Vaughan suits an owner who is comfortable selling planned projects rather than reacting to breakdowns, and who can hold a pipeline of quotes rather than a queue of emergencies. It rewards patience and presentation more than speed.

It also suits someone who wants larger average job values from the start. With detached homes averaging $1,558,242 and household incomes at $124,000, the budgets are there.
